The report from Realtor.com says Boise will remain a top destination for those looking to relocate.

BOISE, Idaho — A new report from Realtor.com predicts Boise will be the top market for out of state homebuyers in 2020, a big jump from the city’s previous rank of No. 8.

The real estate trade group put Boise at No. 1 in its new survey, a reflection of the booming home sales market the Treasure Valley has been experiencing in recent years.

The group notes that although the national housing market is expected to cool next year, Boise’s market will continue to be fueled by its strong economy, job creation and inventory.

“The cities that we expect to do best in 2020 are not necessarily big, fancy, coastal cities, but secondary markets where the job market is still pretty good but housing is affordable,” said Danielle Hale, chief economist of realtor.com.

According to Boise Regional Realtors, home prices jumped 12.5% last month, with a median home price of nearly $360,000.

While the boom is great news for the Treasure Valley’s real estate industry and the economy in general, it also means local buyers must compete with out of state buyers.

Rounding out the top three housing markets for 2020 are McAllen, Texas, and Tucson, Arizona.

 

Moving to Idaho: Where are they coming from?

Here’s where they came from:

Idaho added nearly 80,000 residents in 2018, according to the latest state-to-state migration data from the 2018 U.S. Census Bureau. The 79,765 people who moved to the Gem State last year helped the state’s population grow to more than 1,734,000.

Where are people moving from?

Idaho’s largest gain came from California, followed by neighboring states like Washington and Utah. California’s 21,018 transplants accounted for 26.3 percent of Idaho’s population gain in 2018, while Washington’s 14,955 accounts for 18.7 percent.

1. California: 21,018 (26.3%)
2. Washington: 14,955 (18.7%)
3. Utah: 6,626 (8.3%)
4. Oregon: 4,735 (5.9%)
5. Texas: 4,180 (5.2%)

Other states near the top of the list were Arizona (3,852), Nevada (3,736), New York (2,943) and Montana (2,880). Close to 2,000 people moved here from Connecticut (1,905) and another 1,505 came from Colorado.

Where aren’t people moving from?

According to the Census Bureau data, Idaho didn’t gain any residents from Delaware, Washington D.C., Hawaii, Maine, Massachusetts, New Hampshire, Rhode Island or South Dakota. *Keep in mind, these numbers have a margin of error to account for survey estimates.
